having difficulty paying my mortgage

You should phone up your mortgage company. They should be able to help. They may be prepared to offer you a number of alternatives which would reduce your montly premium like extending the repaymernt period or going on to an interest only payment - but with this they may only offer it to you for a limited period of time to help yopu get your finances in order.
Anyway, phone them up NOW before you miss a payment.
