Energy Performance Certificates

I rent out a house through an agent. The tenant has just moved out after 12 months & the agents is telling me that i need an Energy Performance Certificate which i have to pay up front before i can let it again. I have never had a certificate before & i thought they were only when you were selling your house. Who is right please?

Since October last year anyone wanting to rent a property has to provide a Energy Performanc Certificate to any potential tenants. Whether anyone reads the Certificate - or cares about it, is a totally differenet matter!

But take a tip. Organise your Certificte online - it's likely to be a lot cheaper than buying it through the company that rents out your property for you.
